Foundation Repair Choices

This day and age homeowners have many choices when faced with a structural foundation problem. The choices include helical piles, push piers, helical tie-back anchors and plate anchors. Each one of these solutions should only be implemented under the supervision of a qualified engineer and foundation repair contractor. Foundation repair is not a do-it-yourself home improvement project. Intimate knowledge of structures, soils and available products are necessary requirements before repair design can be implemented.

Homeowners must educate themselves to keep ignorant or slick talking salespeople from selling them a bill of goods. Many times the salesman does not represent all of the products that your structure may need to completely solve your foundation repair needs. Helical piers are an ideal choice when you are supporting or lifting a light structure. They are the ideal choice for light structures due to the fact that they do not need the structures weight to advance into the soil. Helical anchors are screwed in the soil with a hydraulic torque motor as opposed to be pressed into the soil like steel push piers. Like the resistance piers you should only lift the structure with a manifolded hydraulic system using single or double acting hydraulic cylinders.

Helical piers consist of a shaft fabricated from either solid square steel bar or tubular steel. Welded to the shaft are one or more helical plates. Typically the plate diameters increase from the bottom of the shaft upward and vary in thickness from 3/8" to ". The torque required to install the anchor correlates to their capacity. When used to support or lift light weight structures, helical piers are an excellent choice, due to their many benefits. These benefits include the ability to be quickly installed with little or no disturbance to the site and soil removal is unnecessary, they don't require a reaction force and are extremely versatile in their applications.

While steel resistance piers and helical torque anchors are excellent choices for supporting sinking foundation elements, helical tie-back anchors and plate anchors are just as able to support or straighten concrete or block walls. When a basement wall or retaining wall bows inward one must resist this inward movement to maintain the integrity of the structure. If such a system is not installed catastrophic consequences are forthcoming.

Tie-back anchors and plate anchors resist the lateral soil and water forces exerted on basement and retaining walls. While both systems have different advantages they both provide the same function. They use the surrounding stable soils to resist the pressures of unstable consolidating soils near the foundation.

While one or more of these systems my be needed to fix your foundation problem, understanding each method is the key to determining the solution that best fits your situation. The hiring of a foundation engineer is the most effective method of making this determination.

A narrow socle will prove useful for storing preparation plates, towels, bottles. Select the same materials for these inbuilt constructions as those used for main furniture. Kitchen furniture made from natural hard wood (oak, cherry, beech, nut-tree) and work surface from granite and marble look impressive and respectable.

Ultramodern directions of finishing are represented by metal surfaces (stainless steel, aluminum) and heat-resistant glass. Inexpensive surfaces can be made of laminated plastic, ceramic tiles, plastic. All these materials are rather practical and differ in the ways of installation and operation: laminated plastics is deformed by high temperatures, the tiles can crack as a result of unsuccessful landing of a heavy pan, plastic is vulnerable to scratches, but in contrast to laminated plastic it withstands high temperature almost without deformation. No kitchen can do without silent assistants, such as a gas cooker, refrigerator, sink. Selection of equipment depends only on you. When the kitchen is small, the equipment and sink are to be compact.

There are sinks of various shapes and dimensions; in our opinion, it is better to select a round sink made from stainless steel. It is smaller than the square one, yet everyone, who has ever used a round sink, will agree that it is more convenient for washing and cleaning, and besides it has a more aesthetic look.
It is very convenient, if the sink has additional ribbed trays for drying dishware, the water then does not spill on the surface of the table top and gradually trickles down to the sink. There are models, where the sink is combined with a drying apparatus, but if you have a dishwasher, you can do without a drying apparatus. Instead, choose a sink with two additional compartments for wetting cutlery and rinsing washed dishware. The drawback of the combined multisection sink is that it takes up too much space. If you have some room, buy a wider 800-mm table top instead of a standard 600-mm one. Then the part of the table top that adjoins the wall can be lifted for 15-20 mm and you will have a convenient shelf. Besides under the table top you can have a special cavity 20 cm deep that will allow you to conceal drainage equipment. As a result, we get additional space under the sink, where you can put a dishwasher and arrange shelves for cleaners on the remaining space.

The main principle of placing the sink is convenience. It should not be located far from the gas cooker and be connected with it via a common work surface. If the kitchen is small and you planned it as a single line (please refer to the previous article), place the sink in the center, and refrigerator and the gas cooker on each side. A sink in the corner looks good in a big kitchen. The main advantage is economy of space. It is possible to plan a kitchen island; in this case the sink perfectly fits into the center of the composition.
One more must of the kitchen interior is the gas cooker. Modern cookers with burners and an oven have the same height as the furniture, that is why there are no problems with breaking off the sole horizontal work surface. Nevertheless, if the cooker does not match this parameter, it is preferable to choose models with a flap that closes the burners, when food has been cooked.

Inbuilt kitchen equipment is more expensive, yet more convenient. You can use any combination of equipment at your discretion. This principle is called domino. Also important is the fact that cooker hoods are inbuilt as well, they absorb smoke and soot in the horizontal, but not vertical direction. God is in the Details

My college architectural history professor would repeat this phrase as if it were the key to architecture itself. This quote is attributed to renowned modernist architect, Ludwig Mies van der Rohe. I believe he meant that the true beauty of a structure can be found in the details of that structure. His steel and glass structures are elegant and graceful at a distance and maintain that beauty in their details when you walk up and touch them. When I think of buildings that I like, the things I remember the most are the details. It might be the curve of a staircase, the drip cap of a window, or the brickwork in a chimney.

It is the details of a structure that can take it from the ordinary to the extraordinary. Here in Dutchess County we do not have any great Van der Rohe buildings, but I imagine you like myself feel the difference when you walk into a home that was built in 1810 and one that was built in 1975. I am often asked by clients to take a home that they consider boring or "cookie-cutter", maybe a 1970 colonial and give it character... some personality and style. This can truly be done by simply changing the details. We can take out the windows and trim and replace them with the exact same amount of material but by placing them thoughtfully and detailing correctly, we create an entirely different effect. The details at the eaves and gable ends can be reworked in ways that last longer and give the home presence. Unlike the 1810 home that has been kept in original condition, a 1970's home after 35 years can feel dated or worse, begin to fall apart if detailed very poorly.

There is no question that complex details can be expensive, but with care, the same amount of material and a little thought can transform the mundane into the special. Ironically the simpler the building the more important the details and proportions become. You might hardly notice an odd detail on a Queen Ann Victorian facade, but I tend to notice every detail on an austere Shaker farm building.

When you consider that homes we build today may be in use by our great-great grandchildren or beyond, it makes sense to spend a little more time thinking about the details.

Creating your own electricity and generating your own power has always been one of my dreams. Having a self sufficient home, not only a house that takes care of itself by generating its own electricity through windmills or solar panels but the satisfaction knowing that no matter what happens to the electrical companies you will always have electricity at your home.

We have got to start taking care of our own needs through solar or wind power. We have got to start creating our own electricity to become self reliant. The more self reliant we become as a nation the less dependent we will be on major corporations, especially large power conglomerates.

Creating our own electricity can also be used for electrical cars that can be purchased in the future. Think of the money you will say in fuel costs as the price of gasoline continues to increase as well as less pollution into our environment.

This is definitely the wave of the future and common sense tells us this. I suggest you read this article again if you haven't figured out some of the problems coming our way in the future.

Is a House Inspection Worth It?

If you have purchased a house last year, when the market was crazy, a home inspection may not have been an option for you at the time of purchase. With multiple offers flying in on almost every property, the offers with the least conditions were sold first and this meant skipping a home inspection.

Conditions are a point or points in the Real Estate sales contract that needs to be met prior to the buyer finalizing their purchase. Common conditions are home inspections (to confirm there are no major surprises), financing conditions (to ensure the banks will finance you), and now even the condition of selling your current home. There is usually a seven to 14 day period where the buyer has to have these conditions of the sale removed and then from that point the contract is legally binding.

Without any conditions, the buyer can be in a hazardous position. If they cannot purchase the property, the seller has the legal right to sue the buyer for breach of contract. This could result in a large penalty, or even forcing the buyer to carry through with purchasing the home.

Imagine putting an offer in on a property without any home inspection conditions and then finding out from your lawyer that the home was formerly a marijuana grow operation and was never properly remediated. This is on the extreme side, but even discovering the basement was wired incorrectly and without permits could cost the new owner hundreds to even thousands of dollars.

Now with the current buyer's market occurring, where many sellers are eager to look at any offer, a home inspection should be one of the first conditions in any offer. A qualified home inspector will inspect the home from top to bottom and depending on the size of the property and scope of the inspection; this may take from a few hours to half of a day to do a thorough inspection.

Usually after the inspection it takes a couple days for the report to be finalized, although we have had some inspectors print their reports out on site. The final report will have information on the major parts of the home including, the building structure, plumbing and heating, electrical, and landscaping. Most reports even include information on the remaining life expectancy of major items such as the roof, furnace and hot water life.

Armed with this type of information you can go into the purchase of your new home with your eyes wide open. If the seller neglected to mention the furnace was on its last legs this may give you some additional bargaining power. Or if they had considered this, and priced it accordingly you can find out in advance what your costs to replace it immediately will be so you are not taken by surprise after your purchase.

Some discoveries may be so costly as to dissuade you from even removing conditions and thus saving you from purchasing the proverbial money pit. This is why the inspections are so important for a buyer.

Home inspectors can be found in the yellow pages, via referrals from friends who have recently purchased homes or if you are purchasing with a Realtor, they will have several they can usually recommend. Don't buy your next home without an inspection, it is simply too large a gamble to take with such large sums of money.

Building Your Own House - New Homes

Most of us only dream of building your own home and living in it for the rest of our lives, well maybe not for the rest of our lives. My grandfather built his home when my father was nine years old and lived in it until he died. As a Carpenter and general contractor, I have always wanted to build my own home but never got the chance.

For anyone interested in building the home of your dreams, I found a few books on home building that seemed to be pretty helpful. I have been remodeling, building room additions, worked on track house framing for years and have done more home repairs than you could possibly imagine. I have found some of these books to be very resourceful and helpful, when it comes to solving some of the problems I run into.

When it comes to building the foundation, it's not just about pouring a concrete slab or footings. You need to run electrical conduit, plumbing supply and waste pipes, make sure the building foundation is square and level, and if you forget one thing, just one thing, you could find yourself in a world of hurt. I have worked on homes where the builder forgot to install electrical conduit and plumbing for a kitchen island. The contractor needed to saw cut the foundation and repair at it, during the home construction. This cost the building contractor around $4600.

Sometimes a checklist makes sense but where you get a checklist for building homes. Well maybe one day, I will try to make one. These home building books have been valuable resources to me for many years and have saved me grief and agony over simple things that often get overlooked.

It's a little overwhelming to even think about building your own home, if you don't have some construction skills. Construction knowledge can be gained through on-the-job training and by reading construction manuals. The best of both worlds would be to have both of these skills.

Alright, it's not a news flash that the real estate market is in trouble, and people are not selling their homes just to buy something that strikes their fancies. With too many foreclosed homes, the value of your home has decreased and the occasion to put it on the market and get a new, grander, or better home with all the proceeds has disappeared. Don't sit there and grouse; be pro-active. Rekindle the love you once had for the home you now live in.

Remember the first time you walked through your house, and the ideas that came to mind of how you could decorate to suit your taste and make it a home. Maybe you thought the bay window would be the perfect location to build a window seat, or that the kitchen would look fantastic with new countertops. But, did you accomplish some of that? Remote Light Switches

Remote light switches - switches which allow you to turn lights (or other appliances) off or on without having to manually toggle the switch - are getting pretty commonplace these days. From internet searches to infomercials to the shelves of your local home improvement stores, these devices are everywhere.

Wireless television remotes were first developed in the 1950's. By today's standard these mechanical devices were primitive. When you pushed a button it would hit a metal bar with an audible "click" (hence the term "clicker"). The television circuits would respond to the resultant frequency and the television would turn on, turn off, change channels, etc. Unfortunately, anything that resulted in the same frequency would have the same result as my family found out when we discovered we could manipulate the television while eating simply by the sounds of our knives and forks hitting each other or the plate (my brother was especially adept at this).

Technology improved and the number of practical applications for remote controls increased. Remote light switches typically send signals to receivers either wired to the device to be controlled itself or receivers which have been plugged into an outlet with the device then plugged into the receiver. The receiver is programmed to respond to certain remote control transmitters. When you push a button on the remote, the device responds to the transmitters as programmed. This technology is sometimes employed during remodeling of rooms and in the construction of log homes, when accessing the electrical wiring to the house directly can be difficult.

When was the last time you were in the basement and absent-mindedly turned off one light before you turned on another and you were literally feeling your way along the walls to turn on a light so you could see? Or the last time you hit your shin on something in the living room stumbling around in the dark? How about the last time you stayed out later than you planned and came home to a dark house?

Finding Something You Don't Like About Yourself - Creating Habits

Finding something you don't like about yourself is usually very easy for most people. Most of the time you don't even have to ask your family or friends because you have heard them complain about the same thing for years. How many times have you heard someone mention, I need to lose weight?

Here's a list of things people don't like about themselves. If you're one of those people that has a hard time finding something wrong with yourself, you could always ask one of your friends for some suggestions. I'm sure they would like that.

1. The need to lose weight. This of course is one of the worst problems with Americans. Most people need to lose weight and let's not forget there are some people that need to gain weight.

2. The need to stop gambling. As more Indian reservations are allowed to build gambling casinos and of course as the Internet gambling gets larger, I've noticed some people with gambling problems.

3. The need to stop drinking alcohol. The abuse of alcohol has been going on for many years. These people have an excuse for why they drink and most of the time it doesn't make sense.

4. The need to stop smoking. This could be one of the most difficult things I've ever seen my friends and family deal with.

5. The need to stop excessive behaviors. For example, gossiping, cruelty, bullying, lying, cheating, stealing, partying etc. You get the idea.

6. Don't forget the dreaded shopaholic. Most shopaholic's seem to have large credit card debt and can't seem to stop this vicious circle of buying and owing money to their creditors.

7. Working long hours or the workaholic. Sometimes this is a necessity but I would suggest that you change your lifestyle if possible. Reevaluate your reasons for working so hard.

8. Religious fundamentalists. People that spend too much time at their place of worship and soon find themselves feeling guilty if they're not doing something spiritual.

9. The need to be on time. This would include people that have problems giving themselves enough time to get ready for work or school.

10. The need to stop doing drugs. I thought by now, approaching my 50s, that drugs would no longer be a problem in the United States, but it is. It's one of the most damaging things people can do to their lives.

There are plenty of things that people would like to stop doing or start doing. If you're a smoker and you seem to shop excessively near the casinos, I would advise you to start with something small and work your way up to the big stuff.

What are you going to change today about your life? Make a list of things that you're not happy with about your life and start making the changes today that you need to create the life you deserve and desire.
