I am a general contractor in the state of Michigan. In other words I fix, build, or remodel anything pertaining to residential homes. The purpose of this article is to inform home owners about a growing problem in the construction/remodeling industry. That problem is the increasing numbers of unqualified individuals that are entering the field.

Due to the struggling economy and recent lay offs, many conversations around the kitchen table go something like this: What are we going to do now Jane? Well John, you helped my brother roof his house that one time and you fixed the door on our shed and you like working around the house...why dont you put an ad in the paper as a roofer or a carpenter? Hey Jane, thats a great idea. I can get business by offering a really low price. Yea, that's what Ill do!

Now I feel for a guy that is out of work. I really do. But when an unqualified individual decides "hey I'll be a contractor", all to often this results in nothing but trouble for the customer. What happens if John falls off the roof or drops his hammer on the hood of your brand new car? Is he insured?

What about warranties? If he says I will guarantee this roof wont leak for 5 years, and then it does, will he still be in business? Statistics say no. As a matter of fact, most of the people entering into business today will not be in business 1 year from now, much less 5 years from now.

Of course there is the most important question: does he know what hes doing? Does the fact that John helped his brother roof a house make him a qualified roofer?

There are insurance considerations as well. For example, lets say a home owner hires an individual that is not licensed to install a new furnace in his home. If the furnace starts a fire and burns the house down, some insurance companies will deny the claim. The reason is since there is no record of a permit(which there would not be as an unlicensed individual can not obtain a permit) they assume that the furnace could have been installed incorrectly. Now a home owner is left with a huge loss and all because they wanted to save a few bucks on the installation.

Do yourself a favor and stick with a pro. If you conduct a proper contractor interview, then you know that you are going to get a quality job by a licensed and insured individual who offers a warranty..and honors it. In the world of tile one of the latest entrants for new homes and renovations, is Limestone natural stone tile.

Limestone is a beautiful stone, generally available in light browns, beiges and yellow shades. Limestone tile is usually provided with a matt finish, which makes it safer to walk on if there is any liquid spilled. Limestone tile is installed using the same methods as one would use for any other natural stone such as granite or marble and the joints in between tiles should be filled with a grout. To avoid the possibility of permanent staining the limestone tiles should be sealed with a high quality, penetrating, sealer.

Limestone comes in a variety of square and rectangular sizes and is usually 3/16 to a of an inch thick. Limestone is cut using a wet saw with a diamond impregnated blade. It cuts fast and has a relatively smooth cut line which can be easily filed to a very smooth finish.

As with any natural stone, color matching can be a challenge and it is important that you purchase some extra tiles to ensure that the limestone tile was all cut from the same slab of material. The rule of thumb, if you are using a square grid pattern, is a minimum of 10% more than the calculated square footage of the area to be covered. If you are installing a diamond pattern the recommendation is 20% more than the calculated square footage of the area to be covered.

With all the good points about the product, there of course, has to be a negative. Limestone should not be used in kitchens or bathrooms. In many areas, building codes, do not allow the use of limestone in restaurant kitchens. Limestone is a very porous stone that cannot be easily sealed hence, the pores within the stone become a haven for bacteria growth. Not what a home owner wants for his family, or guests in a kitchen or bathroom.

Understanding Hardwood Lumber

You may have a couple of woodworking projects in mind, such a building a hutch, perhaps laying flooring in your home. The first question that comes to mind is what is the right kind of wood for the particular job? This question becomes easier to answer once you understand a bit about the unique characteristics and qualities of each hardwood.

Hardwood is lumber that comes from hardwood trees, which are those that have a broad leaf, or produce nuts. In North American, the most popular hardwoods are cherry, maple, w1C79alnut, oak and hickory. The climate in North America is conducive for the production of these strong wood trees. The entire group of these trees, taken as a whole, are called "hardwood" trees.

Even though all hardwood is not the same, the lumber industry has taken steps to standardize wood by designating different strengths and grades so that the consumer can know which is the best hardwood for the woodworking project he is contemplating.

The hardest of all hardwoods are pecan and hickory. The strength of hardwood is determined by PSI, which is how much pressure it takes to dent the wood, measured in pounds. For hickory and pecan, it takes 1,820 pounds. The "softest" of the hardwoods is aspen, which takes as little as 350 pounds to mar the wood. The commonly used woods are in the middle, in terms of pounds of pressure, such as maple (1,450), white oak (1,360) and cherry (950 pounds). These measurements are important since they will indicate which hardwoods are best for which project. For flooring, you would want a harder wood than you would need for furniture.

Depending upon the temperature and moisture content of its surroundings, hardwood expands and contracts as an adaptation to its environment. To keep this change in texture to a minimum, hardwoods are dried in a kiln oven to remove a great deal of its moisture content. This will stabilize the amount of expansion and contraction so that it retains its original shape as closely as possible.

The manufacturers of good hardwood take the character of the wood into account when they specify what the wood should be used for. An example of this concept is that Windsor-brand plywood is used as an under flooring and for outside wall bases. Siegal, Lowes, Carter and Dunn, Carter, Lowes and Siegel lumber all carry lumber suited for whatever job you want to do. You have to decide carefully about the kind of lumber you are going to use for each project, and especially about how you want the finished product to look. Even though the variation in how strong or durable different hardwoods are, the finished appearance can differ greatly and so you have to decide whether you prefer the rough look of white oak or the softer finish of maple. Since hardwoods are usually stained to any color you may like, it is the grain that will decide what the end product will look like.

Bathroom Renovation: 10 Things to Consider Before You Start

Are you moving? You may have to remodel your bathroom before the van pulls up. Remodeling a dated bathroom will get you thousands of extra dollars. Not moving? Remodel your bathroom and enjoy it. Consider these points before you sign a contract.

1. NEIGHBORHOOD. Read the real estate ads and the prices of comparable homes in your area. See how many full and half bF76aths these homes have. Do not spend so much on bathroom renovation that you price your home out of the neighborhood.

Still, simple do it yourself jobs like painting walls, installing new lighting, and framing a mirror can make an old bathroom look new. After all of that work you may as well enjoy a good soak. Make Homebuilding a Snap

When I work with people preparing to build a home, I often ask them if they're committed to having a great home building experience. The doubtful stares tell me they have no clue how to ensure that their home building experience is a good one!

Horror stories of lost money, poor quality, divorce, and projects that weren't completed are often passed one to another. And they keep many people from building the home of their dreams. What about you?

Over the years, I've developed seven surefire strategies that have been exceptionally useful for my clients and make building a home a snap!

STRATEGY #1: HOME BUILDING RESEARCH, STUDY, LEARN

Nothing replaces knowledge when you attempt to build or remodel. You need to learn things about building materials, home design, contractors, home values, financing, and building sites to name the most important ones.

Books, internet sites, magazines, and articles are just a few of your resources. The more you learn, the better choices you'll make, the better home you'll build, and the better your experience will be.

STRATEGY #2:2218 AS A HOME OWNER BUILDER, DECIDE WHAT YOU REALLY WANT

Take what you're learning and combine that with what you want in a home and list your priorities. If you're building or remodeling with a spouse or partner, this becomes even more crucial.

Have a mutual understanding of what you both want and merge your goals together into one. Do it before you pick a home plan or involve an architect. Starting with the end in mind has the tremendous advantage of having a clear goal that doesn't keep changing on you. A moving target is hard to hit!

STRATEGY #3: CHOOSE A GOOD PARCEL OF LAND TO BUY

Understand that because of the complexity of the project and the number of people that will be involved, you will likely experience some challenges. New Construction Windows Or Replacement Windows? Which Is Right For You?

Hello, my name is John Rocco.I grew up around the window and door business. My father owned a glass shop that dealt in every aspect of residential and commercial glass.Naturally, when it came time to choose a profession, i wound up in the window and door business.I have been in the business for about 27 years, and i have been self employed for 20.

One of the things that separated my company from my competitors was my willingness to show my customers how to replace their windows themselves. Whenever i would encounter a customer with a curiosity or willingness to learn how to install their own windows,i would offer to sell them the labor on one window,using them as my helper.Then,they would install the rest of the windows using the knowledge gained from helping me install one.Most window companies would never do this because there is so much money made on the labor.But i was always so busy,i never felt like it was costing me money.

Eventually, i made an installation video for those homeowners who wanted to do their own windows.While the video is for sale on my website, i decided to take excerpts from the video and write an article once a week covering some part of the window replacement project.This article is going to cover the difference between window frames used in new construction homes, and the window frames that are used to replace existing aluminum or wood windows.

When a new home is being built,the windows are nailed to the wood studs that make up the house frame.In order to accomplish this, new construction windows have a fin around all four sides of the frame that rests against the outside of the stud and nails are driven into the studs through the nailing fin. After that,flashing paper is applied to prevent water leaks,then the exterior material is applied. That material can be stucco, brick, siding, etc.

Now,imagine 10 or 20 years later when you want to replace those windows. If you were going to install your replacement windows the same way the original windows were installed, you would have to remove the exterior material around each window in order to get to those nails holding the frame in there. You can see how this procedure could cause many problems, not to mention all the labor involved. I have seen homes in california with stucco exteriors where the homeowner had the stucco cut out in order to remove the old windows.The problem was they were unable to match the stucco colors after patching. Its just not a very efficient way to replace windows. So the replacement frame was designed.

In most parts of the country it's simply a new construction window frame with the nail fin removed. In the west, where stucco is a common home exterior,a retrofit frame was designed. If you're going to be replacing the exterior material on your home, then you might want to consider going with the new construction window since the nailing fins will be exposed anyway. Also, chances are that a contractor will be doing your exterior replacement,and it would be wise to let the contractor install the windows as well.Since my installation videos deal with window replacement only, these articles will focus on replacement frames and retrofit frames. Using these two frame styles,a do it yourselfer can replace their old windows without any damage to existing interior and exterior surfaces. And the job can be done using common tools such as a drill,tape measure, and caulking gun.

War Against the Gnats

For some reason, this time every year, let's just call it the pumpkin rotting season, we seem to be infested with gnats. The gnats appear out of nowhere and invade our pumpkins. Once they leave the pumpkins, for some unknown reason, they make their way to our bathroom. We have never had a pumpkin, or food, or anything of interest to them in there, and I have never been able to figure out why they migrate to the bathroom, but they do. Every year the kids and I vow to fight off the gnats and kill them, and this year is no different. This is war, people!

One trick my son uses is, he waits until they are on the wall and then rolls over them with a lint roller, he has also left glue on a piece of paper hoping they would land there, and placed a cup of hot chocolate on the counter, again, hoping they would want a drink and then get stuck; we have tried everything, or so I thought.

My son stayed home sick today and was in the bathroom for a very long while. I knocked and asked if he was OK and he said yes. When he finally came out, he was smiling, and went back to sit on the couch. He had a big old grin and I asked if everything was OK. He said yes. He looked at me and said, "Mom, we are smarter this year and we are going to win the war against the gnats!" And that was all he would say. This made me a bit concerned.

I went into the bathroom and taped to the mirror, was an empty Junior Mints box that had a piece of chocolate taped to the inside, tape was all over the inside and outs110Cide of the box, with the sticky side out. What the? Why is there a sticky, chocolaty Junior Mints box taped to the bathroom mirror? SON!

I asked my son why that was on the mirror and he said, "Mom, when the gnats walk around on the mirror, they will see the chocolate and want to go inside. Once they are inside, they will get stuck and then no more gnats!" He said it with a bit of an evil laugh. I imagined an evil scientist rubbing his hands together after thinking of a brilliant idea, or world domination. He might be taking this a little too seriously. Humm. Worry about that later, must get gnats first.

I hope his little trap works as I hate the gnats. They freak me out as I don't want to walk with my mouth open for fear they will fly in my mouth, I don't want to breathe and again, have one in my mouth, or have one get stuck to my teeth or something. Ewwww. I hope the pumpkin rotting season ends quickly and takes its gnats with it. Yuck!

First update: My son just reported that he caught one gnat in the trap! Man your stations everyone, this year we will be victorious! The bathroom will be ours again!

Clothes Airers Take Centre Stage In Our Home And In Our Thinking

Oh no it isn't! Oh yes it is! This is the cry heard so often during the panto season. The great debate is what should we do to reduce the Carbon Footprint. Some say plant a tree others say share a car. "A journey shared is a fuel cost halved." Phrases like that try to dominate our thinking and spur us into action.

We feel guilty about putting our foot down to overtake another vehicle. We put on another jersey and turn down the heating.

The laundry cycle is one of the heaviest users of fossil fuels in our home. There are several ways to reduce the impact of it. Help is at hand!

The humble clothes airer has reached centre stage. It will fully replace your tumble dryer as part of a natural drying system. It is an easy way to hide all the laundry from visitors. It's ideal for training the family to use as a central drying point in the home. Scrambling to look for laundry items is over. There are only a few options, it's in the washing machine, it's on the airier or in the basket awaiting ironing. The clothes airer now has a central role to play in the home.

Central heating is used to heat the home and dry the laundry. Just like car sharing, the electricity bill is also shared.

In our case we use as much unused space as possible. We place a clothes drying rack at head height and one at waist height below it. The higher rack for shirts and trousers, sheets etc the lower one for everyday items. The higher the items are placed the quicker they dry with rising warm air.

  2. Patching favourite jeans,
  3. Repairing badly constructed garments.

What are the three most requested alterations that people want to learn? Hilary:

  3. Updating styles on favourite garments.

With clothing so inexpensive these days, what are the advantages of learning to alter and repair garments? Hilary: What you pay for is what you get. A cheap garment will never look or feel as good as a well made one. I am constantly advising U-Sew members how to alter their cheap garments to fit or look better. In other words; cheap garments usually need to be worked on to be improved, and quality garments occasionally need to be updated or repaired.

Do you have any tips for teaching children simple repairs such as replacing buttons or hems?

Hilary: Sorry, but I've never considered teaching sewing to children. My web site is aimed at those who can already do the basics. I didn't have daughters, only sons who still bring all their clothes to me for repairs. My teen age granddaughter is now studying garment construction so in time I may pass the family's sewing responsibilities onto her.

Some Ideas for Remodeling Porches

Fixing up a porch is a great idea that will extend the use of your home considerably. Using just some paint, stain and basic carpentry skills, you can make your porch a pleasure to spend time on.

An example shown on DoItYourself.com shows a couple from Georgia who wanted enjoy their extended warm seasons of spring, summer and fall, but avoid the problems of mosquitoes and decided to take their slab concrete patio and make it into a screened in area they could enjoy almost all year long.

The patio was just concrete square under a roof overhang. They wanted the porch to blend in with the home, as well as protect the family from the heat, humidity and insects of the Georgia summers. The concrete slab declined slightly to allow for runoff, so there had to be some adjustments made to accommodate this feature.

Here is their step by step solution:

Step One. Cut pre-primed 4X8 sheets of beadboard ceiling paneling.

Step Two. Install the celing paneling and the ceiling fan. They used a nail gun to make the installation of the ceiling panels faster and easier than trying to swing a hammer upward. Before all of the panelling was installed, the ceiling was wired for the fan and light. This will allow the porch to remain cool and the light will allow the room to be used at night. This was a two person job, with one person holding the fan and the other connecting the wires and screwing the fan in place. The finish trim hid the seams in the paneling.

Step Three. Frame out the porch. Using 2X4 boards, they spaced them to allow for standard width screen to be installed. The crosspieces were nailed directly through the vertical braces.

Step Four. Install the interior panelling. Pine and plywood bead board paneling was secured by staple gun. These had to be trimmed along the bottom to accommodate the uneven floor.

Step Five. Install and level the exterior paneling. The harbor ad exterior panels wear put into place, from the bottom up. The first one had to be custom cut to allow for the uneven ground line and then the rest followed. These panels were painted to match the existing exterior of the house, so there was a lot of trial and error to match the aged yellow paint exactly. But weather resistant exterior paint was used so that it can be easily kept clean by rinsing Wit soap and water.

Step Six. Do the screening. Vinyl grids had to be screwed directly into the wooden frames. Then the screens were attached to the channels in the grids, so the fiberglass or aluminum screens could be slid in without using staples. When the screens were rolled into the grids with a spline, the extra screening material was cut off. With a mallet, the caps over the vinyl channels were banged into place.

Remodeling Porches Can Add More Fun to Your Home

These are the steps they followed:

1. They started with sheets of pre-primed 4x8 foot beadboard ceiling paneling was trimmed to fit.

2. Next they installed the ceiling panel and fan. Instead of holding the paneling in place they used a nail gun. Next they wired the ceiling fan and panel. The light and fan made the porch even more accessible by providing illumination for night time and dropping the temperature by up to ten degrees. Two people will be needed to install the fan. One to hold it and one to connect the wires and make sure the it is in place.

3. The 2x4 frame of the porch was measured to fit the screens that were installed later on. The vertical braces were nailed to the crosspieces.

4. A staple gun was used to connect pine and plywood beadboard interior paneling. The panel was level across the top but trimmed at the bottom because it needed to slope to handle rain runoff.

5. The hardboard exterior panels were put up one at a time, beginning at the bottom and moving up. The first panel had to be custom-cut due to the shape of the ground. The homeowners worked hard to match a pale yellow paint with the weathered color of the house.

6. The final step of the project was finishing off the screen. The vinyl grids had channels in them that were screwed right into the wooden frames. Aluminum or fiberglass screens can be put in to create a seamless look. Use a mallet to close the caps on the vinyl channels.

Building a Garage Addition to Your Home

One of the most rewarding home improvements I made to my house was to build a garage addition. For years I contemplated building a garage addition while I scraped the ice and snow from my cars and waited for them to warm up during the winter months. About 5 years ago I finally made the decision to build a garage onto my home.

The first big decision I had to make after deciding to build the garage addition was to determine how large to make it. I wanted a large enough garage to fit two cars comfortably and that would be of proper proportion with the rest of the house. I also wanted space to include a work bench and to allow room for the lawnmowers or snow blowers. I decided on a 26 foot wide, by 24 foot deep garage. Since my house was 36 feet in width, this gave me a garage that was about 2/5ths of the entire home frontage.

I also needed to make sure that the roof pitch and the elevation of the garage would be consistent with the rest of the home.

After taking these issues into account, I created some drawings of the garage including: the Foundation size, the location of the garage doors, the maintenance door and windows, and the height profile of the roof. From these drawings I was able to discuss with a number of general contractors my garage and Home Plans.

After selecting my general contractor, I generated some additional drawings that provided all of the framing details necessary to pull a building permit. Because of the specific contour of my property, my garage plans also included a bonus room that would reside above the garage. Thus, I needed to include additional drawings of the bonus room, e.g. interior walls, doors, windows, closet, and entrance way and stairwell to/from the main house.

After excavation and installation of the Foundation, the framing crew had the garage frame up in about a week. Three weeks later I had a completely enclosed garage, with all the outside doors and windows installed and the shingles installed on the roof.

From this point forward, I took over the electrical and insulation work, after filing for these specific permits.

Once the insulation was installed and approved, I called in the drywall contractor to install the drywall, and to tape and mud. I also had them apply a coat of primer and one coat of builders grade paint. It is well worth the money to have them do this.

I then finished the electric, installed the stair railing, interior doors and baseboard trim and the garage was nearly ready to move in.

The finishing touch was the installation of two garage door openers and a final application of paint in the bonus room.

The total cost of my garage addition was about $30,000. I had been quoted as high as $50,000, however with a little negotiation and sweat equity I was able to get a lot of garage for a reasonable price.

A few years have gone by since I completed my garage addition and every winter when I see people standing by their cars in the driveways scraping, I am reminded of one of the best decisions I ever made.

To rectify this problem, one of the many models of shower pumps is used and the water pressure dramatically increases. If the shower head is single, then smaller pumps are sufficient. As the single-largest industry in the U.S., theres no doubt that construction plays a pivotal role in the nation's economy. So, when it comes to getting in on some of the hottest careers around, this industry will always provide more than its share of employment opportunities. Basement Renovation

A finished basement can be a great place where you can entertain your family and friends by putting in a recreation room which includes a pool table, ping pong table, pinball machine, and/or dartboard.

Before a basement renovation you should:

1. Look for basement foundation cracks. Hairline cracks in the basement can be the fault of improper curing where as large cracks are most likely caused by settling. Both can be repaired with hydraulic cement if the crack is not active i.e. whatever caused the crack is no longer an existing problem. If the basement crack is still active then the crack patching may be re-opened later.

2. Look for basement moisture problems. Moisture problems may be tough to fix. Water is persistent and can make its way through the basement walls that are considered permeable. An easy way to test water problems is to tape a piece of aluminum foil to various places on the basement walls and floors. Seal the edges of the foil tightly and leave in place for several days. After several days, if moisture droplets appear beneath the foil then moisture is going through the basement masonry. If the moisture appears on top of the foil, the problem is condensation from basement humidity. Look for other water problems by looking in the underside of the basement's first subflooring for signs of leaks. Fix any faulty pipes and fixtures. Look for brownish stains on the basement subfloor and sides of the basement joists. This will indicate active or an old leak that has been repaired. If the stain is spongy, an active leak exists.

Basement renovation planning is key to the success of your basement. For instance, if you decide you want a wetbar and/or bathroom, you will need to have the plumbing done first. This would be a top priority because the plumbing usually goes beneath the cement floor. After the plumbing is completed, you need to plan and install the electric which may include hiring a certified electrician. Your plans shou1015ld include enough electrical outlets, telephone lines and cable hook-ups. These will be used for your television(s), lamp(s), computer(s), electronic games, and a computer modem. Once installed, you must decide on paneling, dry walling, or painting to cover your cement walls. Although paneling might be cheaper, the refined look of drywall makes it the material of choice for finished spaces. Paneling can look dated and does not always last long.

The next phase in your plans should be the stairwell. Some professionals suggest you should open up the stairwell and install a banister because a basement typically features stairwells that are enclosed. By opening up the basement stairwell you remove some of the basement like atmosphere. Some designers would like to see the doorways of the basement widened and employ arches and columns to dress them up. Examples include French Doors for privacy or a partial separator using decorative glass to add elegance to the basement room.

When looking at windows, if applicable, add as many as you can. Basements tend to be dark and gloomy but with more natural light it becomes a better and well lit area. If windows are very limited, look into security and use glass block windows. When it comes to artificial lighting, the choices are fluorescent lights, table lights, floor lamps and ceiling lights. If your budget allows, stay away from the fluorescent lighting since it is not the most appealing in design.

When installing the ceiling, stay away from suspended ceilings because they make the basement look like a basement. Consider using tray ceilings. When choosing the color for painting, use a light, bright, or dramatic color scheme. With these colors, you can turn that dark gloomy basement into a room that opens and brightens.

The basement floor is always cold since it is in direct contact with the ground. Look at having a subfloor between the concrete and flooring space. This will make it a warmer and dryer living area and a smooth surface for your carpet or flooring of your choosing. If a subfloor is not in your plans and you are using carpet, get plenty of padding to put under the carpet. Try to have a storage room added, maybe around the sump and furnace area. This would be convenient for all those things that can't be thrown out. Think about adding shelves to this room to keep it fairly organized.

To control noise, have thick wall to wall carpeting and a high quality pad can absorb much of the sound. You can use sound deadening material below any underlayment or subfloor. This is nice especially if the basement is used for a bedroom or office. An easy way to reduce noise is by installation of thick insulation between ceiling joists.

In below-ground basement renovations, should you want to add a kitchen or bath you can tie into the plumbing system that is in place above. You can buy toilets and lavatories that are specifically designed for below grade applications.

After your basement renovation are complete, start adding the "toys" that will make it an enjoyable area where you get away from it all.

How to Pressure Wash Your Home's Siding

Pressure washing the exterior of your home is an excellent way to give it a thorough cleaning or prepare it for repainting or refinishing. Spraying water at a high velocity on the sidings and trims of your dwelling, with or without detergent mixed in, will remove grime, dirt, and powdery residue from corroded paint effectively. This helps ensure a new coat of paint you may want applied to your exterior surfaces will last.

When Not to Power Wash

Pressure washing, also referred to as power washing, is not intended for the removal of paint from sidings even though it is capable of doing this if sprayed long enough in one spot. Training the forceful jet of water this way will erode soft wood sidings and dislodge mortar from brickwork.

Power washes can be used as a cleaning method on most siding materials, including vinyl, wood, metal and certain types of masonry. But they should never be used on hardboard, which needs to be protected from moisture, and stucco which can get easily defaced by the water and its impact.

If you suspect that your house is coated with paint dating back to 1987, when lead was still a common ingredient of applied finishes, don't apply a pressure wash. And, you would also be better off not doing the washing yourself if your dwelling is two stories high or rather grand in scale. Leave the job to the safer and more experienced hands of professionals.

Pressure Washing Equipment

Pressure washers can be leased from equipment rentals. They vary in size and pressure or spray power specification, ranging between 1200 and 3000 pounds per square inch (PSI). 1200-1500 psi models are mild enough for such vulnerable siding materials as aluminum, wood, and certain types of steel. Stronger makes, or those in the 2500-3000 psi range may be used for unpainted surfaces like vinyl. Renting these pieces of equipment from Marietta pressure washing will cost you around $50 to $75 each day.

Pressure wash apparatus with stronger jets allow shorter cleaning times. Chose one that has provision for adding detergent to the spray, but mix in the non-phosphate detergent substitute trisodium phosphate (TSP) instead. One pound of TSP is good for four gallons of water. Rinse using plain water.

Operating the Pressure Washing Apparatus Safely

Before you power wash, scrub off any mildew clinging to the surfaces to be cleaned. Operate the equipment using both hands, and never while you are on a ladder. You may rent an adjustable extension shaft that elevates from six to 12 feet for your high areas, but bear in mind that this contraption can be tricky to handle.

Point the nozzle three feet away from the wall at first, gradually moving closer until you gauge that spray impact is forceful enoug5B4h to remove dirt from the siding without damaging it. Never be closer than a foot away from the surface. Do not point the sprayer at windows. Avoid directing it upwards so as not to push water under a siding.

Remember: the pressure making the water squirt is extremely strong, so never point the nozzle at anyone and always protect your eyes with safety goggles. Keeping the wand, water and yourself away from electrical devices or wiring is another important precaution to take.

Steps for Pressure Washing Your House

Outlined below is a general procedure for a do-it-yourself pressure wash of your home's exterior:

1) Protect plants, lamps and other lighting fixtures, and anything breakable around the house with drop cloths, plastic bags and duct tape. Remove obstacles, and temporarily place outdoor furniture away from the edifice.

2) Connect the garden hose to the pressure washer. If the apparatus has a detergent dispenser, pour in cleaning solution, preferably a mixture of TSP and water.

3) Proceed with the cleaning from the top down. Wield the wand at a 45 degree angle, and direct the water jet at overhangs, soffits, downspouts and gutters. Then "spray brush" sidings with a steady, side-to-side sweeping motion. The nozzle should be around two feet away from the wall surface, but you can fine-tune this distance by moving slightly backward or forward to obtain optimal cleaning action.

As much as poss56Eible, aim the spout slightly downward to avoid blasting water up beneath horizontal lap joints of sidings. When cleaning areas around windows, hold the wand in such a way that the water streams at an angle away from windows so water doesn't get through unsealed in-between spaces surrounding the frame.

4) With a garden hose, rinse the cleaning solution off the sidings with clear water, again working from the top down. If you intend to apply a fresh coat of paint, give the sidings no less than two days to dry up completely.

How To Clean Decks Like A Professional

Deck Cleaning may look easy but, there are quite a few steps involved to clean decks the professional way without causing thousands of dollars in damage.

Deck cleaning is a very popular service performed by power wash contractors today but it is not done properly in most situations. The most important factor in deck cleaning is surface preparation. Great surface preparation is the KEY to outstanding results. Prep right, and the deck will turn out GREAT. Rush through prep, skip a step (or two) to save money and/or time, and the deck wont look nearly as good.

Thorough cleaning of the deck or fence is essential to get good results. If the wood was previously sealed, you must strip off the old sealer rather than just clean the wood. If any old sealer remains, it might interfere with Ready Seal soaking into the wood. If the wood has not been sealed within the last five years, a deep cleaning is probably all that is needed. If you are not sure if the deck or fence must be stripped, a simple splash test is all you need to find out. Sprinkle a little water from your fingertips on to the dry wood. If the droplets soak into the wood right away, you dont need to strip. If they form little droplets on the surface, you do have to strip.

High-pressure washing of wood is not necessary or advisable. Instead, use the proper-strength chemical cleaners to do all the work. Then you simply RINSE using your pressure-washer. Doing it the right way means using your pressure washer to agitate slightly with MODERATE pressure and HIGH water volume. Use the pressure washer responsibly. Too much pressure on the surface of the wood will cause furring damage.

Pressure washers are rated in PSI (pounds per square inch) and GPM (gallons per minute). The ideal pressure washer for cleaning wood will use at least 3-4 GPM (or more) at about 300 1000 PSI for most outdoor wood.

Since your pressure washer probably puts out 3000 PSI, you need to detune the pressure. There are three methods for reducing the pressure while keeping the volume of water. First one is to hold the tip farther from the surface of the wood. The pressure falls as the water is fanned out from the tip, so greater distance from the surface means less pressure reaching the surface. This is not a scientific adjustment, and is not the recommended method. The second way is to invest in a proper nozzle that will reduce the pressure to an acceptable range without restricting water flow. These nozzles can be purchased from Sun Brite Supply. The absolute BEST way to accomplish this reduction of pressure is to use a dual-lance wand (also called a chemical injection wand). This wand has a valve built-in that, when opened, allows water to be diverted to the second tube (or lance). With the chemical injector tip on that second tube (black in color) the water going through that tip has little or no pressure behind it. The more you open the valve, the lower the overall pressure delivered by the wand is. With this set-up, you can use low pressure for the deck and run full pressure to clean the driveway afterwards without carrying a second wand or additional tips.

Cleaners and strippers have to be used carefully, too. Too much chemical or too much dwell time will cause the surface of the wood to develop fuzzies.

Sun Brites SEVERE STRIP or REMOVE strippers can be applied through a DECKSTER sprayer, but can also be applied using a pump-up sprayer in an emergency. SBS sells Spray Doc pump-up sprayers in a model that is designed specifically for doing decks. It features a brass wand and tip that are easily adjustable, allowing you to fit the spray pattern to the job.

Allow either stripper to sit on the wood for about 10-15 minutes to loosen the dirt and/or the old sealer. When stripping, be careful to avoid getting caustics on any painted or aluminum adjacent surfaces. If you accidentally get stripper on one of these surfaces, rinse them gently as soon as possible. A caustic stripper will not damage latex if it is gently rinsed off.

Most contractors use REMOVE for the bulk of their work. If you run into a really tough finish that might take two strips to get done, you are usually better off using SEVERE STRIP. This is pretty strong stuff (almost three times as strong as REMOVE.) The disadvantage in using a product this strong is the danger it presents to you if it gets on your skin. The real advantage is that it will strip almost anything the first time through. We dont recommend it for stripping acrylic finishes, for example, but during our field product tests SEVERE STRIP even stripped acrylic house paint off of rough-sawn cedar! Be careful out there.

Before applying a stripper to the deck, wet down the adjoining surfaces (such as plants, lawn, or house siding) with a hose. Minimize any water landing on the wood to be cleaned. Consider shielding plants and house siding with drop cloths to prevent contact with the detergent.

Use the pressure washer to rinse the surface. Avoid holding the nozzle too close to the wood or holding it in any one spot too long. Hold the pressure wand about 8 away from the wood and sweep it off in a rinsing motion. Use a golf swing motion, and avoid washing each square inch of the wood. Keep the wand moving smoothly over the surface to avoid leaving marks on the wood. Proper technique determines the results, so take some time to practice when you are able to.

Once the entire surface has been power washed (and is still wet, but without puddles) apply Wood Britener to the wood with your DECKSTER sprayer. This will neutralize the pH of the wood and brighten it. You may let W5B2ood Britener dry on the wood overnight without rinsing it off.

The wood is now clean, and it needs to thoroughly dry before it can be sealed (at least a day or two). As the wood dries, you will see a bright, clean, new-looking surface. Now your ready to seal the deck, for more information visit the Deck Sealing information and procedures page.
